Breakdown of Your Home Inspection Report
Your home inspection report is sent in PDF format, and our observations are organized into three major categories.
Material Defects
The International Association of Certified Home Inspectors (InterNACHI) defines a material defect as a specific issue with a system or component of a residential property that may have a significant, adverse impact on the property’s value or pose an unreasonable risk to people. The fact that a system or component is near, at, or beyond the end of its normal useful life is not a material defect.
For example, a leaking roof is a material defect, but an older roof is not.
Non-Material Defects
The rest of the defects in the report are non-material defects. These are smaller defects that we observed that don’t rise to the level of a material defect. For example, a leaky faucet is a non-material defect. Although not required, home inspectors list many non-material defects in their reports.
Material Adverse Facts
A material adverse fact is something your inspector believes is important information but is not a defect. For example, cast iron pipes are a material adverse fact. Although they are approved for plumbing, most cast iron pipes are at 50-100 years old. So, they’re prone to cracking, clogging, and causing backups.
Report Summary
The summary includes only the most material defects, such as safety concerns and significant defects. The report body includes non-material defects, life expectancy of the major systems, maintenance recommendations, energy efficiency issues, and even weather conditions.
